First Home Buyers Grant

 

Universal Home Loans is a representative for the Office of State Revenue in NSW,QLD, TAS, NT, VIC and can assist you with claiming and qualifying for your grant.

The details for our First Home Buyer's Assistance Scheme are listed below. Please ensure you read them carefully to be sure you qualify for the grant.

The Benefits to You

· $7,000 for first home buyers/builders

You are eligible if:

I. This is the first time you or your spouse/de facto will receive a grant under the First Home Owner Grant Act 2000 in any State or Territory.
II. You and or your spouse/de facto have not owned before 1 July 2000 a residential property, jointly, separately or with some other person, in any State or Territory of Australia.
III. You and or your spouse/de facto have not owned on/after 1 July 2000 a residential property and occupied that property (other than the property to which your application relates) jointly, separately or with some other person in any State or Territory in Australia.
IV. Each applicant is a natural person and not a company or trust.

V. At least one applicant is a permanent resident or Australian citizen.

VI. At least one applicant will occupy the home as their principal place of residence within 12 months of settlement or construction.
VII. You have entered a contract for the purchase of a home on/after 1 July 2000 or signed a contract to build a home on/after 1 July 2000. In the case of an owner-builder, you commenced laying foundations on/after 1 July 2000.

How to Apply

If you intend to use one of the Universal Home Loan products to purchase your new home we can apply for the first home owners grant for you.

We will have your grant available for you when your loan settles or you can use it towards the costs of obtain a Universal Home Loan.

You can use your $7000.00 government grant for any purpose at all after settlement the choice is yours.

First Plus

First home plus is in addition to the First Home Owners Grant and allows for a further saving in Stamp duties payable on the purchase of your property and the stamp duty. I. Eligible first home buyers will not pay duty on homes costing up to $200,000 in the metropolitan area or up to $175,00 in other parts of the state.
II. This exemption will be phased out between $200,000 and $300,000 for homes in the metropolitan area and between $175,000 and $250,000 in other parts of the state.
III. An exemption is available for first home buyers purchasing a block of land in the metropolitan area valued up to $95,000 and $80,000 in other parts of the state. These will be phased out up to $140,000 in the metropolitan area and up to $110,000 in other parts of the state.
IV. All exemptions and concessions apply to contracts signed on or after 1 July 2000.
V. Discounts on eligible mortgages will also be available.
